Water Heater Maintenance

There are a few steps to take to maintain your water heater to keep it running efficiently and well. Sensible Heating can perform these steps as part of your fall maintenance, or you can do them yourself.

· Adding Insulation: Insulating your water heater can help you save a lot of money on your energy bills, and also prolong the life of your water heater. · Setting the The Temperature: A lot of people don’t realize that you can reset the temperature of your water heater to help you save money. The optimal temperature that most manufacturers recommend is 120 degrees. This will prevent scalding, and also help keep your bills down. Some people are happy even at 110 degrees, but it may be a little too cool for some.

· Flushing Sediment from the Tank: This needs to be done once a year to increase the longevity of the water heater, and improves efficiency. You can do this yourself, but normally it is better to have a professional take care of it for you.

Typically, you can expect a regular 50 gallon water heater to last between 12-15 years, but if you perform proper maintenance on a regular schedule, you may see a longer life, as well as significant savings on your Xcel bill.
